We’re here to answer your questions about renting homes and managing properties in Columbus, GA. Here is a list of our most frequently asked questions (faqs) from tenants and property owners. We will set up each tenant with their own access to remit payment. Every month, we ensure that these monies are paid, or we work to collect them and their late fees. We will direct deposit funds to you. For accounting purposes, we add these to a Rental Owner Statement to track your income/expenses/NOI. At the end of the year, we prepare a 1099 for you – along with a complete statement showing the full-year recap. If tenants have maintenance problems or issues, we handle those. We inspect the property quarterly to ensure no damages and that it is being kept up (we also look for discoverable items too – roof leaks, HVAC filter being changed out, toilets aren’t running and being wasteful, etc). Also within this fee, we handle screening the prospective applicants, marketing the property, showing the property, and getting it in a make-ready condition.

Just like the housing market, there are specifics that a tenant is generally looking for that make one house more favorable than another. Our houses are listed publicly, so a tenant would have full transparency over which houses are offered, but we would help narrow them down. For instance, a roommate situation would be more favorable at your rental, versus another home that is being rented long-term and single family.

We have both an aggressive approach while also being realistic. We want the rental owner to get top dollar for your rental, but we don’t want it to be unrealistic to where a prospective tenant will choose competition over us.

We have strict guidelines for qualifications –which include a credit screening report (that gives us details on a credit report, score, collections, and current open accounts), a previous eviction report (if a tenant were ever evicted from a prior rental this would show), and a criminal report (this shows the entire US database, so if any criminal history it would show here and includes the dates, the charges, and the outcome). We also require proof of income (paystub, LES, etc). If the prospect is currently renting we would require a landlord verification as well, to show their current tenant status.

Tenants have 24/7 access to us. Our online tenant portal allows them to submit concerns, complaints, work orders, etc. They are able to send us a text message – and when submitted, it goes to everyone on our team – management and maintenance. If it is a routine item, someone will contact them the next business day. If it is urgent or emergent, we will respond right away.

Yes – some items we are able to successfully troubleshoot over the phone. If so, there is no charge to the rental owner or the tenant. Regardless, we try to collect as much information as possible from the tenant to get a good idea of the problem. Sometimes, it can be as simple as a learning curve (how to change the AC filter, how to operate the thermostat, etc).
